1050 Sheppard Avenue West
The applicant is proposed a 14-storey, 199-unit, mixed-use building on the northeast corner of Sheppard Avenue West and Dufferin Street. The height in metres includes the top of the parapet of the mechanical penthouse. Of the 199 residential units, 24 are to be studio units, 127 one-bedroom units and 48 two-bedroom units. Commercial space is to be at grade. A total of 172 parking spaces (145 for residents, 19 for visitors and 8 for commercial) are planned in a four level underground parking garage. An additional, 2 ‘short-term’ parking spaces are provided on the surface at the rear of building.
The proposed development was revised from the original concept discussed in the Preliminary Report for a 15-storey building, with 213 residential units, 843m2 of commercial space at grade and 184 underground parking spaces.
A community consultation meeting took place on December 10th, 2013.
The applicant appealed the Official Plan Amendment and Zoning By-law Amendment applications to the Ontario Municipal Board (OMB) due to Council’s failure to make a decision on the applications within the time prescribed by the Planning Act. On November 10th, 2015 the OMB approved the settlement between the applicant and the City for the above. Since the approval, the site has been put up for sale.
